There is a serious shortfall in Exeter’s housing land supply

In and around Exeter city centre, many older buildings are making way for new residential properties but these are almost exclusively reserved for the city’s growing student population.

Exeter City Council needs to ensure that there is enough land identified as suitable for housing to meet the need for new homes five years ahead.

To keep up with demand, Exeter should be able to identify land suitable for around 6,400 homes.

This is known as the five-year land supply. In Exeter, the land supply equates to around two years and four months or 3,000 homes – less than half what is required.

At a hearing last year, a planning inspector said that this shortfall was serious and substantial, and said that: “…the need to remedy the shortfall may well require the provision of other sites and locations not envisaged by [the city council’s existing] policies.”
